Seller leads, delivered every Monday.
A Nashville listing agent was spending her mornings in county databases looking for homeowners who might be ready to sell. GPE Media built a system that does that research every week and hands her the short list.
The problem
Finding sellers before they list means knowing which homeowners are likely to move. The signals are public, spread across property records, deed transfers, building permits and recent sales, but pulling them together by hand takes hours every week.
The agent was doing that research herself, a few neighborhoods at a time, and the list was always out of date by the time she used it.
What we built
Every Monday morning the system reads the latest public records for her farm areas in Davidson County, scores every home on signals like length of ownership, out-of-state mailing addresses, trust or estate transfers and recent permits, and compares each home with recent sales nearby.
It picks the 25 strongest prospects, leaves out anyone she has already marked as not interested, and prepares personalized letters and note-card scripts ready to print and mail.
How she uses it
The prospects land in a private web dashboard with a map, notes and a status for every home. When she marks a homeowner as contacted or not interested, next week's list adjusts automatically.
What used to take most of a week now takes a few minutes of reading on Monday morning.
